Foreside Inn Unanimously Approved by Kittery Planning Board

Extensive plans for the Foreside Inn were unanimously approved by the Kittery Planning Board at December's meeting. Winter Holben architecture + design, in close collaboration with our clients at Madbury Real Estate Ventures and the project team, designed the two buildings located on two adjacent properties on the neglected site of the former Enchanted Nights.

Foreside zoning restrictions on new building sizes were adhered to with creative use of the site and the efficient renovation of the original historic inn along with an adjacent new building. Each inn building contains 12 rooms and an innkeeper suite that share a similar mix of materials and design features. The original 1890’s portion of the property will be renovated keeping the traditional forms and materials while adding contemporary accents. The adjacent new building occupies a similar placement and scale as the previous inn structure that burned in a fire in 2002. The salt box form of this second building is nestled into the somewhat steep grade of the site and appears as a 3-story structure from either side of the building. The sustainable site design includes an elevated lawn area for infiltration with a series of drainage swales to control the water runoff. Overall, the design purposefully mixes traditional building details with contemporary elements in keeping with the character of the Foreside.
