A Creative Hub in the Kittery Foreside
Designed, developed, and owned by WINTER HOLBEN, 3 Walker is a ground-up, three-story mixed-use building in the heart of Kittery Foreside that brings together everything the firm values: thoughtful design, community impact, and sustainability. The building houses the firm’s studio headquarters, 3 Walker Contemporary—a ground-floor art and design gallery—and three apartments, including both market-rate and affordable units, making it a true live–work–design hub in the neighborhood the team calls home.
As a fossil-fuel-free, all-electric building with a high-performance envelope (R66 roof, R34 walls) and carbon-negative insulation made in Maine from residual wood chips, 3 Walker serves as a living example of the firm’s sustainability ethos. Locally sourced thermally modified pine siding, Corten steel cladding, low-emitting interior finishes, and an energy recovery ventilator (ERV) system reinforce a commitment to healthy, resilient design—while a dramatic corner storefront, nearly panoramic Foreside views, and a rooftop deck bordered by green roof planting make the building a vibrant new landmark in downtown Kittery.

- Third-floor penthouse apartment with private deck and sweeping views of the Piscataqua River, featuring clean lines, natural materials, and a light-filled, open-plan layout
- Two thoughtfully designed affordable micro units with large rear windows, efficient layouts, and walkable access to downtown amenities, supporting inclusive, community-minded development
- Fossil-fuel-free, all-electric systems; high-performance envelope; carbon-negative, Maine-made insulation; and ERV-driven fresh air for a healthy indoor environment
