Foreside Inn Unanimously Approved by Kittery Planning Board

Extensive plans for the Foreside Inn were unanimously approved by the Kittery Planning Board at December's meeting. Winter Holben architecture + design, in close collaboration with our clients at Madbury Real Estate Ventures and the project team, designed the two buildings located on two adjacent properties on the neglected site of the former Enchanted Nights.

"As long time Kittery residents and Foreside business owners we are excited to have created a boutique inn experience that will successfully revitalize the inn property and be a welcome addition to our neighborhood that supports local business" Brandon Holben, Principal Architect.

Foreside zoning restrictions on new building sizes were adhered to with creative use of the site and the efficient renovation of the original historic inn along with an adjacent new building. Each inn building contains 12 rooms and an innkeeper suite that share a similar mix of materials and design features. The original 1890’s portion of the property will be renovated keeping the traditional forms and materials while adding contemporary accents. The adjacent new building occupies a similar placement and scale as the previous inn structure that burned in a fire in 2002. The salt box form of this second building is nestled into the somewhat steep grade of the site and appears as a 3-story structure from either side of the building. The sustainable site design includes an elevated lawn area for infiltration with a series of drainage swales to control the water runoff. Overall, the design purposefully mixes traditional building details with contemporary elements in keeping with the character of the Foreside.

Our clients at Madbury Real Estate Ventures remarked “We are extremely happy to receive our final approvals from Kittery on this great project. We have been invested in Kittery Foreside for a long time and are excited to develop a boutique inn that offers a different level of experience than is currently available in the market. Our team from Winter Holben, Altus Engineering, and Woodburn & Co. Landscape Architecture did a fantastic job on the design. Looking forward to breaking ground and making this inn a reality in 2024!”
